One Voice for Arkansas Short-Term Rental Hosts

ASTRA (Arkansas Short Term Rental Association) exists to protect the right of Arkansans to operate short-term rentals responsibly, and to make sure hosts have a real seat at the table when cities and the legislature write the rules that govern their livelihoods.

Why This Matters Right Now

Arkansas has no single, statewide short-term rental law — every city writes its own, and the results are wildly inconsistent. Fayetteville capped non-owner-occupied rentals years ago; that cap has been fully subscribed since December 2023, and new hosts can only join a waitlist. Hot Springs runs a separate licensing system with its own residential-zone cap. Little Rock has adopted new inspection and permitting rules. Magnolia is moving toward requiring STRs to meet the same code as hotels and motels. Bentonville, by contrast, has no STR-specific ordinance at all.

That patchwork means a host's rights, costs, and risk can change completely by driving twenty minutes down the road — and it means a single city council vote can end a host's business overnight, with no advance warning. ASTRA exists to close that information gap and give hosts a coordinated way to respond before decisions are final, not after.

  • Translate what a proposal actually means for hosts, in plain language, before the vote happens
  • Organize hosts to show up — in writing, at hearings, and with legislators — while a decision can still be changed
  • Build the local-rules directory and resources hosts need to operate compliantly today
